- Rehab was just completed; you want to rent it for a year or 2 and then sell it
- You’re buying a turnkey rental and the rents are below market and won’t debt service for a 30-year loan, this gives you the capital to acquire and raise the rent, then qualify for a 30 year loan.
- You just finished the rehab and need to get some of your cash out – only 90 day seasoning required if you have a mortgage on the property, 180 day seasoning on title if its owned free and clear (this is to use the ARV not the purchase price as the value)
- You have a free and clear property and need cash quickly to buy another property.
