While some lenders will lend on owner occupied properties in California, we do not make loans to homeowners. 
We can close in as quickly as 1 week from submission (if a rush appraisal is paid for by the borrower), otherwise we close 3-4 days after receiving the appraisal. 
 Yes, we lend on 1-4 unit residential properties as well as 5+ unit apartment buildings. 
We do require a personal guarantee on all loans that we make. 
We do require an appraisal on every loan we make. For fix and flips we will appraise the property subject to the repairs to be done. For rental properties we will appraise the property as is, along with a 1007 rent schedule, which lets us know the market rent for that particular property. 
Yes, we do. All properties that we lend on we must have title insurance and require clean title in order to ensure we have first lien position on title. 
We only lend in the first lien position.
