Cape May Real Estate Loan Case Studies

Different Cape May investment properties require different financing strategies. These case studies show how investors can structure financing around the property, purchase, investment strategy and planned exit.

Case Study 01 • Fix & Flip

Cape May Investor Uses Short-Term Financing to Acquire and Renovate a Coastal Property

Purchase
$575,000
Rehab Budget
$100,000
Loan Structure
Purchase + Rehab
Strategy
Resale

The Investment

An investor identified an older Cape May-area residential property with strong location characteristics but significant deferred maintenance. The investment strategy was to acquire the property, complete a substantial renovation and resell the improved property rather than hold it as a long-term rental.

The Financing Strategy

A short-term fix and flip loan allowed the investor to structure financing around both the acquisition and planned renovation. The interest-only structure helped keep carrying costs focused on the investment period while the property was being improved and prepared for resale.

Investor takeaway: Coastal investment properties can require financing that moves with the project. A properly structured fix and flip loan can provide the acquisition and renovation capital needed to execute the investment plan.
Case Study 02 • No-DSCR Short-Term Rental

Cape May Vacation Rental Investor Finances Property Without Traditional DSCR Underwriting

Property
Short-Term Rental
Strategy
Vacation Rental

No DSCR
Exit
Long-Term Hold

The Investment

An investor wanted to purchase a Cape May-area property intended for short-term rental use. Because the property's income profile did not fit a conventional DSCR structure, the investor needed an alternative rental financing solution rather than relying solely on a traditional debt-service calculation.

The Financing Strategy

The transaction was evaluated under a no-DSCR short-term rental program. Instead of making the property's qualifying DSCR the central requirement, the financing structure considered the overall investment, property and borrower profile.

Investor takeaway: A property can have strong short-term rental potential without fitting neatly into traditional DSCR underwriting. Alternative rental financing can give investors another path to acquisition.
Case Study 03 • Asset-Based Financing

Investor Uses Property Equity to Secure Asset-Based Financing

Property Value
$900,000
Maximum LTV
50%
Potential Loan
$450,000
Primary Factor
Property Equity

The Investment

An experienced investor owned a valuable investment property but needed access to capital without relying on conventional income-based qualification. The investor's primary strength was substantial equity in the property.

The Financing Strategy

An asset-based hard money structure focused on the property's value and available equity. With a maximum 50% LTV structure, a $900,000 property could support a loan amount of up to $450,000 with no credit requirements, property or personal income requirements.

Investor takeaway: When substantial property equity is available, asset-based financing can provide an alternative to traditional income-focused lending. The property value is the ONLY factor in lending under this program.
Case Study 04 • Mixed-Use Acquisition

Investor Acquires Cape May Mixed-Use Property With 75% Purchase Price Financing

Purchase Price
$1,000,000
Financing
75%
Loan Amount
$750,000
Property Type
Mixed-Use

The Investment

An investor identified a mixed-use property in the Cape May market with both residential and commercial characteristics. The investor planned to acquire the property as a long-term investment and needed financing that could accommodate the property's mixed-use structure.

The Financing Strategy

The transaction was structured around a 75% purchase-price financing target. On a $1,000,000 acquisition, a 75% loan would provide $750,000 of purchase financing, leaving the investor responsible for the remaining purchase-price equity plus applicable closing costs and other transaction expenses.

Investor takeaway: Mixed-use properties can require a financing structure that recognizes both the residential and commercial components of the investment. A purchase-price-based structure can help investors determine the equity requirement before moving forward.

Ken, simply put, is the man. I was weary of using hard money on a deal that I thought would be easy to get a conventional loan for, but then 2 different banks backed out on me. But not before they dragged me along for weeks and even months asking for more and more docs, papers, calls, emails, forms, etc. I thought it was finally all sewn up and then the bank pulled out literally the day before the appraisal appointment. At this point I had less than a month to get an entire new purchase loan AND cash-out refinance (to pay for the new down payment), and I called Ken. I have never in any industry in my life seen someone as responsive and proactive as Ken is. Calls, emails, texts, he is there to help. This was a commercial deal so the appraisal part took longer than residential, but Ken's lending side was quicker than anything I've ever seen. I was beyond stressed about this deal but with Ken's help we finally closed. I am so grateful and I cannot recommend him enough.
