Mortgage history matters: The program generally allows a maximum of 1×30-day mortgage late within the past 12 months on mortgage accounts reported for any guarantor.
Georgia DSCR Reserves, Seasoning & Cash-Out Requirements

Purchase Reserves
For purchases, the first three months of PITI are paid at closing as required reserves.
Refinance Reserves
Refinance transactions require six months of payments in reserve, or 50% of the cash-out proceeds may be used subject to program requirements.
Property Seasoning
Cash-out is not available when the property is within 90 days of the purchase date. Properties seasoned 91–180 days may require a statement of work supporting increased value.
Single-Family Rentals
Single-family properties must be tenant-occupied and require three months of seasoning under the program guidelines.
